Removing Barriers Committee UDC Amendments Community Feedback Survey
The Removing Barriers to Affordable Housing Development Subcommittee (RBAHD) of the Housing Commission seeks your feedback on their proposed updates to the Accessory Dwelling Unit (ADU) section of the Unified Development Code (UDC).
The Unified Development Code (UDC) is Chapter 35 of San Antonio’s municipal code. Every 5 years a public update process is held to streamline the development process, align with City plans, and incorporate changes required by State law. As part of the process, all are invited to provide amendments and those are reviewed by DSD boards and commissions.
The RBAHD will be submitting a set of amendments to facilitate more affordable housing development. This survey includes the committees draft recommendations. After this survey closes, the final recommendations will be shared with Housing Commission on January 26th. Staff will share responses to questions on the Removing Barriers website.

Current Language: The accessory dwelling shall not exceed eight hundred (800) square feet of gross floor area in any single-family residential zoning district other than the "FR" zoning district, or one thousand two hundred (1,200) square feet in the "RE" zoning district. This restriction applies only to that portion of a structure that constitutes living area for an accessory dwelling.
Proposed Language: The accessory dwelling shall not exceed eight hundred (800) square feet or 50% of gross floor area of the primary structure in any single-family residential zoning district other than the "FR" zoning district, or one thousand two hundred (1,200) square feet in the "RE" zoning district. This restriction applies only to that portion of a structure that constitutes living area for an accessory dwelling.
What does this mean for me? This will allow a homeowner to build an ADU sized appropriate to their primary home size. For example: Joe owns a home that is 1,250 square feet in a R-6 zone. With this change, he could build an ADU up to 800 square feet if his lot size is large enough. However, Jorge who owns a home that is 2,500 square feet could build an ADU up to 1,250 square feet if he has the space.
